BHA has several 689 or special needs properties throughout the Town of Barnstable.  We work in conjunction with service providers and Department of Mental Health (DMH) and the Department of Developmental Services (DDS) in order to provide safe decent housing in a residential setting for their clients.

Applications and placement are done through the service providers at each development.  Monthly client fee structures are also determined by the provider. 

 


 
Colony House Apartments
 

Colony House Apartments

Situated at the crossroads of South and Ocean Streets and Old Colony Road, Colony House rises 3 stories to overlook Hyannis Harbor and Aselton Park.  Our clapboard federal building is for elderly/young disabled adults.  There are 68 1-bedroom apartments, an elevator, sunroom, and laundry facilities on site.  Each level has a common sitting area. 
Colony House has a Resident Advisory Board and a part-time Service Coordinator.

Rents are based upon income.



Barnstable and Hyannis House
 

Barnstable and Hyannis House

Located at the corner of North and Sea Street Extension, our Barnstable and Hyannis House residences contain 71 units of Chapter 667 elderly/disabled housing.  Each building has studio, 1 bedroom, and 2 bedroom units on 3 floors; there is no elevator in either building - these are walk-up units.  Each apartment has either a balcony or a patio.  Laundry facilities are located on the bottom floor of each building.  A large common area courtyard separates the two houses.  There is a Community Room for use by all residents located on the first floor of Barnstable House.  

Rents at Sea Street development are based upon income.

Our Sea Street development is one block up front Main Street, Hyannis.

 


 
Captain Eldridge House
 

Captain Eldridge House

Located one block up from Hyannis' Main Street, the Captain Clarence Eldridge House is a remodeled and restored old sea captain's house that provides 18 units of subsidized congregate housing for elderly or disabled adults requiring minimal services. There is a part time resident services coordinator on site during the week.  Each unit has a bedroom/sitting area, 1/2 bath and mini kitchen.  There are fully handicapped accessible bathrooms within the building.  Residents may take the stairs or an elevator to the 2nd floor.  Captain Eldridge has a large kitchen, community dining area, a parlor, and a living room shared by all.

Aunt Sarah's
 

Aunt Sarah's

Aunt Sarah's Harbor View House sits at the corner of Pleasant and South Streets in the historical waterfront district of Hyannis.  The block between Pleasant Street and School Street has recently been declared a National Historic District.  The property is part of BHA's RAP (rental acquisition program) serving lower income working individuals within our community.  Aunt Sarah's is an old Sea Captain's house that BHA renovated and converted into 10 separate units; either 1 bedroom or studio.  There are laundry facilities on site.  The ground level floor has been redone and upgraded by BHA's modernization efforts.  There are 3 floors and no elevator; one unit is handicapped accessible.

These units are not subsidized; they are affordable.  Housing subsidies are accepted or residents may self-pay rent. 

Beaches, Main Street, and the island ferries are all just a short walk away.

 


 
RAP
 

RAP

BHA's Rental Acquisition or RAP units are located throughout the town of Barnstable.  RAP units are condos and single family homes that are purchased at an affordable rate by the Housing Authority.  Our RAP units remain affordable in perpetuity.  This type of purchase allows BHA to rent to people that typically are working families, and their income is too much to qualify for public housing but not enough to rent on the open market.  

The RAP program targets certain income levels based upon the average median income.  For example, some units are rented to families making between 50 and 65% of AMI, some units to tenants earning 80% or less of AMI.  *To be eligible for a RAP unit, the family must be able to pay no more than 30% of their income towards rent and utilities.

Career House
 

Career House

Located within the dual Historic District, Career House is a large 10 bedroom SRO (single room occupancy) home.  BHA owns and tenants the building.  Each resident has their own bedroom.  There is a large community kitchen and living area, the bathrooms are shared.  

Career House is affordable, it is not subsidized.  Residents have a housing subsidy or they pay their own rent.  

 


 
Adams Court
 

Adams Court

Adams Court is a Cape Cod style apartment site for elderly/young disabled located near the West End of Hyannis.  Each of the 2 story cedar shingled building houses 16 apartments.  There is no elevator on the property.  All units are 1 bedroom type with eat-in kitchen/living area, bedroom and bathroom.  There is a separate Community Building with kitchen, laundry facilities, a family style room with large screen TV, bathrooms, and a Resident Services office on site.  Handicapped access to the Community area is on the side of the building.

All rents are based upon income.



Stage Coach Residences
 

Stage Coach Residences

Stage Coach Residences is BHA's affordable development in Centerville, MA.  The three buildings have 4 units each and are situated on a 7+ acre parcel.  (Over 60% of the land now has a conservation restriction upon it.)  There are 2) 2-bedroom and 2) 1-bedroom units in each building. 

Initial occupancy was filled by a lottery process.  All vacancies are filled from our waiting list.
